If there’s one thing an air conditioner shouldn’t do, it’s to leak water inside the house. This HVAC problem usually occurs in the months when cooling is required, and when it does come up, the first thing you need to do is turn off your air conditioner’s thermostat.

A broken condensate pump


Furnaces and air conditioners installed in the basement have a condensate pump that releases water outside. If this pump breaks, the water won’t get pumped out anymore. This will require you to have the pump repaired or replaced. 


A dirty air filter


Dirty air filters contribute to poor airflow. A dirty filter can cause the evaporator coil to get extremely cold and freeze over. Once the ice melts, excess water will drip from the pan. Experts recommend replacing your filters every one to three months, depending on the manufacturer’s instructions. 


A clogged condensate drain line


The most common cause of AC water leaks is a clogged condensate drain line. Water will back up into your interior when the drain line becomes clogged with dust, dirt, mold or sludge, so you’ll need to have the drain lines unclogged. However, this job is best left to an AC repair expert. Professionals use a special vacuum to get rid of clogs. 


Low refrigerant


Like a dirty air filter, low refrigerant will reduce pressure in your air conditioning system, also causing the evaporator coil to freeze. Again, when the ice on the coil melts, water will leak from the pan. You’ll know your unit doesn’t have enough refrigerant when the AC stops cooling properly or emits a hissing or bubbling sound.
